My Luxoria is an agency specialized in renting luxury villas and holiday homes throughout Croatia. All villas offered by My Luxoria are carefully selected, and our agents know them very well. Given that My Luxoria is a Croatian agency, our agents are local people, who can help you not only by choosing an accommodation but also by providing you with additional information about the region/city where the villa is located and its surroundings. If you don't want to bother looking for accommodation yourself, send us an enquiry at [email protected] and leave the search to our agents. When sending an enquiry, please state the number of guests, period of stay, approximate budget and if you have any specific wishes.

What are the working hours, and when can I expect a response to my enquiry?

The agency's working hours are from 8:00 a.m. to 10:00 p.m. The time required for response depends on the nature of the enquiry. During the summer season, it is possible to wait longer for an answer due to the increased capacity of work. Are the villa's calendars on the My Luxoria website always updated?

Yes, the calendars are always updated, but in times of high demand it may happen that two guests make a reservation at the same time. In that case, we will contact you immediately and find the best possible solution

Are discounts available?

Of course, discounts are possible. Please check the 'special offer' category to see villas that have discounts or special offers.

Is an automatic booking possible for all villas?

Most villas have the possibility of automatic reservations. However, there is a certain number of villas for which it is necessary to send an enquiry first. After that, you can expect an email with an offer and a link through which you can make a reservation.

What are the usual check-in/check-out hours? Is this flexible?

The official check-in time is from 4:00 p.m., and check-out time is no later than 10:00 a.m, and this is valid for all villas. If you wish to check in or check out at a different time, you should communicate this information with the host, who will welcome you to the villa. You will receive the number of the host 15 days before your arrival, via e-mail.

I would like to check some more information about the villa or the place where the villa is located. How can I do that?

You may check all additional information that may be important when making a reservation with our agents, by sending us an enquiry to [email protected] or by calling us at the numbers indicated in the top left corner of the website.

Will we be alone in the accommodation we want to book, or will there be another group of guests with us? Do the owners live in the villa?

Each villa listed on the My Luxoria website is rented out individually for a single party of guets. It is therefore not possible that another group will also be staying at the villa. The owners do not live in the villa.

Will someone welcome me at the villa or is there a self-check-in option?

This is agreed upon between the guest and the host.

Do I have to give my passport or my ID to the host at arrival at the villa?

Yes, you must provide the host with information from your passport or identity card so that the host can register your stay.

Booking process

How to book a villa?

After choosing the desired period, click on "book your stay". In the first step, you should enter your personal data (name, surname, e-mail address and phone number), the number of guests (adults and children) and indicate whether you are travelling with a pet or not, and accept our general terms and conditions. In the second step, it is necessary to choose the method of down payment (30% of the total price) and the remaining payment (70%). If on that day we are within 30 days of the reservation start date, 100% of the amount should be paid. The reservation is confirmed only after the payment is made. Make sure that you have entered the correct e-mail address and phone number, because you will receive a reservation confirmation by e-mail, and the host will contact you before your arrival on your phone number.

What are the possible payment methods?

For a down payment, it is possible to choose between credit card, PayPal or bank transfer payment, and for the second payment, in addition to the above two methods, payment in cash, upon arrival is also allowed for some villas. The method of the down payment and the second payment can be different.

What is included in the price I see on the website? How do I know if something is being paid extra?

For most villas, the price you see on our website is the final price and it includes everything (final cleaning, bed linen, towels...). However, a certain number of villas require an additional fee for some services (cleaning, pool heating, pets, etc.) or the payment of residence tax. In this case, it is pointed out if any of the services are additionally paid for and whether the tourist tax is included in the price.

When and how do I pay the down payment for the reservation?

The advance payment of 30% of the total price should be paid immediately when making a booking. It is possible to choose between a credit card, PayPal or bank transfer payment. The reservation is confirmed only after the advance amount has been paid, and the guest will receive a reservation confirmation via e-mail.

When is the full amount due and how can I pay it?

The second payment should be done up to a maximum of 30 days before the date of arrival. Already 50 days before the arrival date, you will receive a payment reminder. You can choose to pay by credit card or bank transfer.

I chose Bank Transfer payment and received payment details via email. In what time frame should I make the payment?

Payment should be made within 24 hours. After making a payment, the guest is obliged to send a confirmation of payment to [email protected]. When My Luxoria receives the payment, the guest will receive a reservation confirmation by email.

I have a problem with payment because my credit card doesn't go through. What can I do?

In this case, please contact us immediately by phone or email. Certain credit cards have a daily limit and do not allow transactions that exceed that limit. Also, if you pay with a card to which you have transferred a certain amount of money only for this transaction, it is possible that you have to add more money due to the transaction rate between the euro and the Croatian kuna.

Can I pay the reservation in cash? In which currency can I pay?

When making a reservation, it is necessary to pay the advance payment of 30% of the total price, through My Luxoria website, by credit card or bank transfer. Certain villas allow payment of the remaining 70% in cash, upon arrival. If cash payment is enabled, this option will be offered to you during the booking process. If you choose to pay in cash, the remaining amount is paid upon arrival in the villa, in Euro.

Since I made the down payment, I changed my credit card. Am I supposed to let you know the new credit card number?

No, you do not need to send us a new credit card number. The remaining payment is made through a link that we send by e-mail as a payment reminder, and guests enter the credit card number themselves. The credit card does not have to be the same as the advance payment. We do not keep credit card information.

I made a reservation and I would like to know the exact villa’s address. When can I get it?

All guests receive a check-in info email 15 days prior to their arrival, with all necessary information (address, coordinates, check-in and check-out time, host's name and phone number). The villa’s approximate location can be seen on the map on each villa’s page.

Could you please hold the period for us until we discuss it with our friends/family?

Unfortunately, options cannot be held. My Luxoria has an automatic reservation system, and a specific villa can be reserved by anyone, at any time. Also, to confirm the reservation, a deposit of 30% of the total price of the accommodation is required.

What does an automatic booking system mean?

On My Luxoria website, after choosing a villa and the desired date of arrival and departure, villa can be booked immediately, without prior contact with the agents. After booking and paying a deposit in the amount of 30% of the total price, the guest will receive a reservation confirmation via e-mail.

Is an automatic booking possible for all villas?

Most villas have the possibility of automatic reservations. However, there is a certain number of villas for which it is necessary to send an enquiry first. After that, you can expect an email with an offer and a link through which you can make a reservation.

What is a security deposit? Why and how do I pay for it?

The security deposit is defined for each villa and is highlighted below the price list. A security deposit is not included in the price of accommodation and is paid upon arrival, in cash, unless otherwise stated on the villa’s page. The security deposit serves as a guarantee that the guests will behave responsibly. Upon the guest’s departure, the host will check the villa’s condition and if there is no damage, the host will return the deposit amount to the guests in full.

When and how is the pet fee paid? Do all villas have an additional pet fee?

A certain number of pet-friendly villas require a pet fee. If in the villa description, under ‘suitability’ it is stated that pets are allowed with an extra charge, you can expect a certain fee. The amount of the fee is visible next to the price list on each villa's page. Also, when booking a villa that allows pets, the amount of the fee will be visible once again. This fee is paid upon arrival, in cash.

Cancellation rules

Can I cancel my reservation and get a refund?

In accordance with the general terms and conditions, which every guest must accept when booking, in case of cancellation of the reservation, the amount of money paid until then is not returned. If the guests are really prevented from coming, in agreement with our agents, the option of transferring the reservation to another date, but in the same villa, can be considered. In the case of transferring the reservation, the guest bears the cost of any price difference for the newly selected period.

If I am unable to visit the villa, may I transfer my reservation to a friend or family member?

The reservation can be transferred to another person, but please report all changes to [email protected].

I booked the villa for fewer people than the indicated maximum capacity, but a few more people would like to join us after all, is that okay?

The number of guests can be changed without any problems, as long as it does not exceed the maximum allowed number of guests, indicated on the villa’s page. Changes in the number of guests should be reported to [email protected].

I made a reservation for one villa, but after some time I found another villa on My Luxoria that I like more. Can I change my reservation?

Unfortunately, not. The reservation is only valid for the villa chosen, and no transfers to other houses are possible.

How to search for all available villas on My Luxoria’s web page for a specific period?

Start by choosing the desired language on the My Luxoria website (by clicking on the menu in the upper right corner, you can change the language in the upper left corner). When you get back to the homepage, you can search for available villas by choosing the location, the arrival and departure dates, the number of guests, and an approximate budget. Please note that certain villas can only be booked from Saturday to Saturday, for one or more weeks. Also, the minimum stay for most villas is 7 nights during the summer season. If that doesn't suit you, we suggest you look at the minimum stay in other months. The available villas can be sorted by cost, either from most costly to least expensive. You can narrow your search if you have certain needs (beachfront villa, pet-friendly villa, villa with boat mooring, etc.) or if you wish to find a villa in a particular area.You can add villas you like to your wish list, and you can share it with family and friends you are traveling with.

How to search for a villa in a specific region or town by location?

You can enter the desired region or city in the "search villa or location" search bar. Immediately after clicking on the mentioned field, a menu opens with all regions and locations, from general ones (Croatia), to individual cities (eg Šibenik) or smaller tourist places (eg Primošten). By selecting a specific location or city, the offer of villas located in that area opens. In the search engine, you can immediately select the desired date, and number of guests and limit the price. The villas can be sorted by cost, either from most costly to least expensive. You can narrow your search if you have certain needs (beachfront villa, pet-friendly villa, villa with boat mooring, etc.) or if you wish to find a villa in a particular area. You can add villas you like to your wish list, and you can share it with family and friends you are travelling with.

How to search for a villa by name?

You can enter the name of the villa in the "search for a villa or location" search bar. When you click on a villa's name, an ad for that particular villa appears. In this ad, you can learn more about the villa, discover what amenities it provides, find out where it is located, and view its rates and available dates. If you know exactly when you plan to visit, you can use the search bar at the top of the page to see if the desired dates are available. Feel free to call us or send us an enquiry if you have any additional questions.

I choose a certain period and I can see that the villa is free, but it says that ‘check-in date is not changeover day’. What does that mean?

During summer (June-September), certain villas allow changeover only on Saturdays. In that case, we advise you to choose the period from Saturday to Saturday, if possible. If your desired period is fixed, and you cannot adjust it to a stay from Saturday to Saturday, contact us at [email protected], and we will find another villa that suits your requests.

I enter the desired period and got a list of available villas, but I see that the minimum stay is higher than what I chose. What does this mean and what can I do?

The minimum number of days required for making the reservation varies during the year, and during summer (June-September) it is usually 5 or 7 nights. If your wished vacation period is shorter, we suggest you look at the offer for the same villa during the off-season months or contact us at [email protected] and we will find another accommodation that suits your requests. Villas that allow shorter stays (for 3 nights or less) can be found in the category "weekend break”.

It is listed on the villa’s webpage that the villa is suitable for a maximum of 8 guests, but there are 9 of us. Is it possible to accommodate 9 guests, even though the 9th guest is a baby?

The optimal and maximum number of guests is clearly indicated on each villa’s webpage. The maximum allowed number of guests cannot be exceeded, but if you’re travelling with small children, please inform us at [email protected].

It is listed on the villa’s webpage that the villa is suitable for a maximum of 8 guests, but there are only 5 of us. Can we get a discount?

Unfortunately no. The price of accommodation is determined with regard to the maximum capacity of guests. Given that the entire house is rented as a whole, the price always remains the same, regardless of the number of guests.

I can see that the villa is listed in a ‘pet-friendly’ category, but it says that pets are upon request. How can I check if my pet is welcome?

On some villa’s pages, it is stated that pets are allowed upon request and in this case, it is necessary to send an enquiry to [email protected] in order to obtain a permit for the stay of pets. It is preferable that you immediately state which breed and number of pets you are talking about.

I can see the villa is pet-friendly. Does that mean I can bring multiple pets?

If the villa is pet-friendly, this applies to one (1) pet. For a bigger number of pets, an enquiry must be sent to [email protected].

Are baby cots and high chairs available?

You can check the equipment for children for each villa separately under 'amenities'. If the baby cot is available, it is indicated under 'bedrooms', and if there is a children’s high chair, it is indicated under 'kitchen and dining.

Can I organize a wedding or a special event at my villa?

If the organization of weddings and different celebrations are allowed in the villa, it is stated under ‘suitability’. However, this must be emphasized when making a reservation, and additional permission is required, and in some cases, an additional fee as well.
